An epoxy garage floor coating is a resin-based, chemically curing system applied over prepared concrete. The base coat is a two-component product: a resin and a hardener that are mixed on site at a precise ratio. Once mixed, the chemistry begins to cross-link and the working time is limited. The base coat is squeegeed and back-rolled over the slab at a controlled mil thickness, then while it is still wet, decorative vinyl color flake is broadcast across the floor to refusal. The next day we scrape down the loose flake, vacuum the floor, and roll a clear polyaspartic topcoat that locks the flake in and seals the system against staining and abrasion. The result is a hard, decorative, easy-to-clean finished floor that bonds mechanically to the concrete underneath rather than sitting on top of it.
This is not garage floor paint. It is not an acid-etch-and-roll kit from the home center. The chemistry, the prep, and the install method are all different, and the difference shows up in how long the floor lasts in a Reno climate.
Reno is high desert. The garage door faces direct afternoon sun in much of the year, and even glancing UV degrades coatings that are not UV-stable.
